Letting
We offer a personal and professional letting Service for individual or
corporate landlords throughout the Glasgow area, Stathkelvin and Falkirk
Districts. We are able to provide pre-let advice including likely market
rent, potential market and up to date legal and compliance
information.
An additional service we offer is a complete but-to-rent package
including funding advice, recommendation on suitable properties and
assistance in furnishing the property. Our client bank currently includes
MoD, Scottish Power, Scottish Enterprise, Brunei navy and BP
Grangemouth.
Our full professional management package is detailed as follows
We will visit your Property to discuss the following:-
- The market conditions and current rental value.
- Any action required to prepare the Property for let including
reference to the current legislation.
- Marketing campaign including types of tenants and tenancy
agreements.
- Advice on tax implications.
On receiving your instructions to let and manage your property, we
will provide the following:-
- Market the property through our extensive mailing systems to
prospective tenants.
- Arrange the property, accompanied if required.
- Advertise the property in local press if agreed.
- Discuss with you the process of the let and any action required and
advise on any offers of tenancy.
- When a tenant has applied for the property, we will obtain
appropriate references
- We will prepare an accurate inventory. Schedule of condition of the
property.
- Serve all appropriate Housing Act notices and prepare the tenancy
agreement.
- Submit, If required, copies of legal documents to your lender.
- Notify all utilities, including council tax, of the change of
occupancy.
- Collect a security deposit, the first month's rent in advance and
account to you all monies collected less our fee.
Once let:-
- Every month we will collect the rent and pursue any arrears should
they occur. The landlord will be responsible for legal fees should
action be required.
- Rent less our fee will be banked to your account monthly with a
statement issued.
- At the appropriate time we will serve the relevant notice to
terminate the tenancy, and will discuss with you the re-letting with
advice on rental value.
- Action any repairs/maintenance as necessary with a pre-agreed
spending limit which we will not exceed, unless in an emergency, without
consulting you for authority. Invoices for repairs will be settled from
the rent collected.
- Inspections will be done on a regular basis with a written report
submitted to you.
- Inventory checkout carried out at the end of tenancy with
dilapidation's agreed and settled with tenant before returning the
deposit, this includes cleaning and gardening if appropriate.
Empty property - The Management Service does not include the caretaking
of the property while it remains unoccupied and we cannot be responsible
for insurance, garden maintenance or
security. |
